No baseline condition record
When something fails, there's nothing to point back to. No dated, georeferenced record of what the roof and envelope actually looked like before the problem showed up.

The problem
But the last real inspection was a walkthrough in a hard hat two years ago. That's not defensible when the insurer asks. Not scoped when the roofer gives you a bid. Not usable when your CFO asks for a condition history.
When something fails, there's nothing to point back to. No dated, georeferenced record of what the roof and envelope actually looked like before the problem showed up.
A single snapshot tells you today. It doesn't tell you what's moving — the flashing that's lifting a little more each year, the façade joint that keeps opening. Trend is where budgets get made.
The upper roof, the parapet, the back elevation no one wants to put a lift against — those are exactly the areas that get skipped, and exactly where the expensive surprises hide.
What EAW delivers
We come back to the same building on a set cadence, fly the whole envelope, and hand you a structured record — not a folder of loose photos. Every finding is rated, tagged, and mapped so your team, your roofer, and your insurer are all looking at the same thing.
How it works
No enterprise onboarding, no software to log into. We scope the building with you, fly it on schedule, and give you a record you can put straight in front of ownership.
We walk your building with you — on the ground and on the map — and agree on what gets inspected, how often, and what "critical" means for your assets. You end up with a clear scope, not a boilerplate contract.
On your cadence, we fly the full envelope from repeatable viewpoints — roofs, façades, parapets, and stormwater. Owner-flown, FAA Part 107 certified, fully insured. We've been on that building before, so nothing gets missed between visits.
You receive a severity-rated findings report as a PDF plus a CSV data file, with georeferenced, asset-tagged photo evidence for every finding. Anything critical triggers an S1 alert within four hours of the flight.
For multi-year programs, we compare this visit against the last and flag what's changed. That year-over-year view is what turns a stack of reports into a defensible condition history for budgeting and capital planning.
Cadence options
Most single sites start Annual for a defensible baseline. Weather-cycle assets in the Northeast Ohio climate — flat roofs, aging membranes, freeze-thaw exposure — often move to Semi-Annual. Multi-building owners run a Portfolio program with one consolidated review.
Pricing shown as $TBD is being finalized — reach out for a current quote scoped to your building. Rates cover the Northeast Ohio service area; sites further afield may carry a travel charge.
Who this is for
Essential Asset Watch is a regional program for the people who are actually responsible for the roof and the envelope — the ones who get the call when it leaks.
Not built for enterprise reliability programs. If you're running a multi-site enterprise inspection program that needs to push findings into a CMMS, that's a different animal — that goes to our sister company, Stratum Asset Intelligence, the drone-to-CMMS integration platform.
Frequently asked
Not under Essential Asset Watch. Quarterly cadence and thermal imaging are a Critical Asset Assurance–tier service. If your assets need that level of coverage, contact us for a custom scope and we'll build it.
None. Essential Asset Watch delivers a structured PDF report and a CSV data file — that's the product. If you need findings pushed directly into a CMMS like Maximo, SAP PM, or Fiix, that's what our sister company handles: see stratumassetintelligence.com.
Northeast Ohio — Cleveland, Akron, Canton, Youngstown, and Toledo eastward. We're owner-operated and based in the region, so we know the buildings and the weather. Sites further afield are welcome; a travel charge may apply.
Yes, fully — $1M liability coverage, flown by an FAA Part 107 certified pilot. Certificates of insurance are available on request for facility onboarding and owner records.
